1. Advance Payment Policy (No Refunds by The Black Villas)

All advance payments made to The Black Villas are strictly non-refundable.

Advance payments are collected to block inventory and confirm bookings with third-party property owners or managers.

The Black Villas does not process, approve, or guarantee refunds on advance payments.
2. Refund Responsibility

Any refund request (full or partial) must be directly discussed with and approved by the respective property owner or property manager.

The Black Villas acts solely as a facilitator and is not responsible for refund decisions taken by property owners or managers.

Refund approval, amount, and timeline (if any) are entirely at the discretion of the property owner/manager.
3. Booking Confirmation

A booking is considered confirmed once the advance payment is received.

4. Cancellation & No-Show Policy

In case of cancellation by the guest:

Advance payments will not be refunded by The Black Villas.

Any balance amount paid (if applicable) will be governed by the property owner’s cancellation policy.

No-shows or same-day cancellations may result in forfeiture of the entire booking amount.
5. Rescheduling Policy

Rescheduling requests must be made at least 10 days prior to the check-in date.

Approval is subject to availability and confirmation by the property owner/manager.

Advance payments remain non-refundable, even in the event of rescheduling.

Price differences or rescheduling fees may apply.

Only one rescheduling request per booking is permitted.
6. Force Majeure
In situations beyond reasonable control, including but not limited to natural disasters, government restrictions, pandemics, or unforeseen property issues:

No refunds will be issued by The Black Villas, including advance payments.

Any date change, credit, or compensation is subject solely to the property owner/manager’s discretion.
7. Property Rules, Damages & Security Deposit

Guests must adhere to all property-specific rules and guidelines.

Any damage caused to the property will be deducted from the security deposit.

If damages exceed the deposit amount, the guest shall be liable to pay the balance directly to the property owner/manager.
8. Limitation of Liability

Losses arising from cancellations, rescheduling, or no-shows
